The house was converted into a hotel in the 1940's, and today it is one of Edinburgh's finest small hotels. The Royal Ettrick, Polwarth, resides in a country setting, yet is conveniently located just ten minutes from Edinburgh City Centre and Waverley train station, five minutes from Haymarket train station and twenty minutes from Edinburgh Airport by taxi.

The Royal Ettrick Hotel has two beautiful conservatories where guests can dine in either a smoking or non-smoking restaurant where home cooked Scottish cuisine is served. The conservatories overlook the hotel's private garden and outside seating area.

Royal Ettrick Hotel is located in the Polwarth area of the city. From Princes Street turn up Lothian Road. At the Tollcross junction go right past the Cameo Cinema and turn right at the Kings Theatre (past Mr Boni's). Continue along Gilmore Place which becomes Polwarth Gardens. The hotel is set up on the left hand side behind the bowling green. The hotel is on the number 10 bus route which has a 20 minute service.
